Home and building inspections and rates are as varied as individual properties. My fee structure is based on individual need, dwelling size, and location. Below are base inspection rates based on square footage, optional services, and testing. Rates are subject to change. Please call for current rates associated with your inspection requirements.

Apartment Style Condominiums (2 Bedrooms) under 1500 square feet: $275
Single Family Residences under 1,200 square feet: $325
Single Family Residences under 2,500 square feet: $425

Request use of ladder: $75
- This fee is based on the Clients desire to have areas of the home inspected that are otherwise inaccessible which will likely involve risk to persons or property. Areas include roof, overhead attic, and storage spaces.
Inspection of residential Water Conditioning Equipment: $30 with inspection.
- This equipment is exempt from the home inspection standards of practice. My inspection of this equipment covers the control valve and control box, brine and pressure tanks, piping and fittings, pressure switch, gauge, and relief valve, leaks, and general condition of the equipment.
Well Water Quantity Test: $175 with inspection.
- This test is provided as a method to estimate if the private well for the home can provide a sufficient amount of water. McKelvey Home Inspections requires home owner permission to perform this test because the well could run dry. This test has water run from the well for 4 hours delivering a rate of 5 gallons per minute which amounts to 1200 gallons of water. Water color/odor is observed at set intervals.
Environmental Testing:
Twin Vial Radon In-Air Testing: $75 with inspection.
Radon In-Water Testing: $60 with inspection.
Water Analysis - Basic Scan: $70 with inspection.
- This test is the basic indicator for the sanitary condition of your drinking water. It tests for Total Coliform and Fecal E.coli bacterias.
Water Analysis - Standard Scan: $180 with inspection
- This test is designed to become the annual test for private well owners. Recommended for water systems with no potential gasoline or pesticide organic compound contamination. The Standard Scan consists of the analysis of 27 of the most common contaminants found in well water.
2 Microbiological Parameters:Total Coliform and Fecal E.coli (presence/absence).
6 Metals: Arsenic, Copper, Iron, Lead, Manganese and Zinc
19 Inorganic Parameters: Alkalinity, Ammonia, Calcium, Chloride, Chlorine, Color, Conductivity, Hardness, Magnesium, Nitrate, Nitrite, Odor, pH, Potassium, Sediment, Sodium, Sulfate, Turbidity, Total Dissolved Solids.
- Meets FHA, VA, and USDA Mortgage Loan Requirements.
Water Analysis - Comprehensive Scan: $225 with inspection.
- This test identifies 89 contaminants. The test is recommended for well water systems being tested for the first time, or wells closer to gas stations or industrial factories. It includes everything in the Standard Scan plus it tests for Radon and 61 Volatile Organic Compounds, (VOC’s), which are found in many household products, paints, gasoline, petroleum products and industrial solvents.
Water Analysis - Health Scan: $325 with inspection.
- The Health Scan tests everything that is in the Comprehensive Scan plus it does a micro-analysisof the water sample. Through the use of a Scanning Electron Microscope, the water sample is analyzed for microbial identification. This means that the test can tell you if there is any other type of bacteria, fungi, mold or parasites in the water and whether they are health related issues or not. This is a very powerful test and has helped clients get the answers they need as to whether or not their water may be hiding harmful microbial contaminants that would have otherwise gone undetected.

Water Analysis - Environmental Scan: $625 with inspection.
- The environmental scan tests for contaminants associated with industrial or agricultural pollution. The test identifies everything in the Health Scan plus herbicides, pesticides and heavy metals. This test should be considered if you are concerned about nearby farms, industry, landfill, or dumps. Unauthorized dumping can pollute your water.
Water Analysis - Advanced Environmental Health Scan: $1,250 with inspection.
- The advanced environmental health scan is the most inclusive test. It is one of the most thorough scans available today. The scan includes everything in the Environmental Scan plusa micro-analysis and analysis for semi-volatile organic compounds. This test should be considered if you are concerned about nearby farms, industry, landfill, or dumps. Unauthorized dumping can pollute your water.
